Pipeline GIS is not a planning-map download.

Land pipeline and feasibility

A regional or national licence covering named group companies, option sites and internal GIS seats. White-label JV vehicles need to be listed if they hold the data.

The planning submission

A location plan or block plan for a single application is a different product with a different licence printed on the PDF. Do not copy a GIS extract onto a planning portal and hope.

Questions from land, planning and commercial managers.

Can we use this licence to submit a planning application?

Not as a screenshot from GIS. Council submissions need a licensed location plan and usually a block plan with the red line, north point and OS acknowledgement printed on the sheet. Use the planning-map product for that step.

Does Terrain 1m replace a topographic survey?

No. It is a desk and design-context layer. Setting-out, levels for construction and legal boundaries still need a surveyor.

We operate across several housebuilding brands. One licence?

Usually, if we name the group companies. Unnamed JV SPVs are the usual hole — tell us about them before they sit on a shared drive.

Can consultants on the project use the data?

Yes if we scope consultant access. An architect receiving a DWG extract is a different use from a land manager in your GIS.

Do you cover Scotland and Wales as well as England?

Yes. OS data here is Great Britain. Northern Ireland is outside this catalogue.

How do we start on one live site while the regional licence is quoted?

A single-site clip or a planning-map order unblocks the application. The regional GIS licence can follow for the rest of the pipeline.
